Commercial Gutters in Troy, MI

Troy Commercial Roofing is a no-cost referral for building owners who need commercial gutters installed, repaired or cleaned, and it routes each request to one independent local roofer. Commercial work covers fabricated box gutters, oversized seamless K-style and half-round runs, edge gutters that also hold down a flat roof's membrane, and the downspouts and leader heads that carry it all to grade. Sizing follows the plumbing code's rainfall method rather than a guess, and on most commercial buildings the gutter has to be noncombustible.

Commercial Gutter Types for Troy Buildings

A gutter on a commercial building does more than a house gutter. It carries water off a far bigger roof, often hangs two or three stories up, and on many flat roofs it is part of the edge that keeps the membrane from peeling in wind.

Box Gutters and Oversized Rectangular Gutters

Depth is what a rectangular gutter adds. The plumbing code's sizing table rates a 4-1/2 by 6 inch rectangular gutter (width by depth) at 348 gallons a minute at a quarter-inch-per-foot slope, and a 5 by 8 inch gutter at 651. Gutters are sized from the roof area and the 100-year hourly rainfall rate. For a point in Troy, NOAA's Atlas 14 puts the 100-year, one-hour rainfall at 2.67 inches.

Material is not a free choice. The building code requires exterior gutters and leaders to be noncombustible, or at least Schedule 40 plastic pipe, on every building except Group R-3 dwellings (mostly one- and two-family homes), private garages and Type V construction. Vinyl house gutters are out for most commercial jobs; galvanized steel, aluminum, copper or stainless are the usual picks. HomeGuide notes that steel copes with heavy rain and snow better than most gutter metals but weighs more and needs sturdier hangers, which matters on a long eave under a Michigan snow load.

Seamless K-Style and Half-Round Gutters

Smaller office buildings, medical offices and mansard-roofed retail often use roll-formed seamless gutters, cut to length on site. Fewer joints means fewer leaks. HomeGuide puts the premium for seamless at $3 to $5 or more per linear foot over sectional gutters, and half-round at $1 to $2 more than K-style. Check the capacity, though: the code table rates a 6 inch half-round at 110 gallons a minute at a one-eighth-inch slope, so a large roof may need more downspouts or a bigger profile.

Gutters That Hold the Membrane Edge on a Flat Roof

On many low-slope roofs the membrane runs over the edge and into the gutter, and the gutter itself clamps it in place. When a gutter does that job on a built-up, modified bitumen or single-ply roof below 2:12, the code requires it to be designed for wind load and tested to the SPRI GT-1 gutter standard. Swapping it for an untested off-the-shelf gutter can leave the roof edge weaker than the rest of the roof.

Downspouts, Leader Heads and Conductor Boxes

Downspouts are sized from the flow in the gutter they serve. Where a parapet or taller wall sheds rain onto the roof, the code adds half of that wall's area to the roof area when sizing them. Conductor heads collect water from scuppers through a parapet and feed it into a downspout. HomeGuide lists downspouts at $30 to $75 each installed on homes; tall commercial runs with heavier brackets cost more.

Commercial Gutter Repair, Cleaning and Replacement

Repair covers resealing leaking joints on sectional runs, re-hanging sagging sections, replacing crushed downspout elbows and reattaching straps that have pulled out of the fascia. HomeGuide's range for gutter repairs is $100 to $450, though that figure comes from home jobs.

Cleaning is cheapest when it rides along with roof visits. The spring and fall roof inspections NRCA recommends line up with the seasons when seed pods, leaves and winter grit collect; see commercial roof inspection. Parking-lot trees fill gutters fast, and one blocked downspout turns a whole run into a trough that spills down the wall and pools at the foundation.

Replacement makes sense when joints fail all along the run, the metal has rusted through, or the gutter is undersized for the roof. Detroit's normal winter days thaw above freezing and its nights drop below, and that cycle is hard on undersized gutters: water that can't drain by evening freezes in place, and the ice adds weight the hangers were never sized for. Snow sliding off a sloped metal roof can tear a gutter off entirely, so ask about snow guards above the gutter line.

Interior drains and through-wall scuppers are a separate system; they're covered on roof drain repair, along with the overflow drainage the code requires.

Commercial Gutter Costs and What Moves Them

HomeGuide's installed prices per linear foot are $10 to $20 for aluminum, $10 to $35 for steel and $25 to $40 for copper, from mostly residential data. Commercial quotes depart from those numbers for a few reasons:

  • Height and access

A lift or scaffold for a three-story wall costs more than a ladder job.
  • Custom fabrication

Box gutters and built-in gutters are bent to fit in a sheet metal shop, not roll-formed from coil in a truck.
  • Gauge and material

Heavier steel or copper for a long life, matched to the building's other metal.
  • Downspout count

A big roof needs more drop points, and each one needs a place to discharge away from walks and entrances where it would freeze.
  • Edge work

Replacing a gutter that holds the membrane edge means opening and resealing the roof edge too.

What to Ask For in a Gutter Bid

  • The sizing basis

Roof area served, rainfall rate and the gutter's rated capacity at its slope.
  • Material and gauge

In writing, and confirmed as noncombustible where the code requires it.
  • Wind-rated edge

If the gutter secures the roof membrane, the SPRI GT-1 tested system being installed.
  • Discharge points

Where each downspout empties, and how ice at sidewalks and doors will be avoided.
  • Joint method

Seamless, riveted and sealed, or soldered for copper.

Use the form to tell us the building's height, roof type and roughly how many feet of gutter are involved. One independent roofer gets the request and sets up a visit.
